2. Investigate alternative types of investment for Jayden’s savings.
- Visit banking websites and identify term deposits or interest saving accounts, or you might consider other options like shares or bonds. (Australian Banks)
- Find at least 5 different investment options; calculate the interest returned per annum.
- Identify the best option for investment and explain why considering both risk and return. The investment options and the above information can be presented in tabular form.
3. Calculate the total occupancy cost of renting.
- Consider and calculate costs involved in renting: rent, bond, removalist costs etc (it is assumed that Jayden will move premises every 3 years as this is the average for renters) so he will encounter removalist costs.
- Consider Jayden’s income and expenses and input these into the NPV table over the 10 years – expenses include all reasonable living expenses which should be the same as his living expenses you incur above minus any house expenses (You can state your assumptions as to what the realistic costs would be).
- Create a simple cash flow spread sheet over ten years. Include all costs associated with renting over 10 years and the preferred investment option and its return.
- Jayden will realize his investment returns at the end of ten years (use the ABS forecast CPI growth). Use present value calculation to ascertain his financial position after ten years. Excel tables should be pasted into the word document at readable sizes (as an image). They can be in the body of the report or in appendices.
